ToggleWhat Is Prorated Rent and Why Does It Matter?
Prorated rent is the adjusted amount a tenant pays when they don’t occupy a rental property for the full billing period. Instead of paying the entire monthly rent, you only pay for the exact number of days you live in the unit during that first or last month.
This prorated rent calculator helps you:
- Avoid overpaying – Know the precise amount before you sign a cheque or authorize a bank transfer.
- Budget your move accurately – Factor the correct rent into your moving costs alongside security deposits and agency fees.
- Settle disputes quickly – Show your landlord or property manager a clear, formula-based breakdown.
- Save time – Get results instantly instead of manually calculating days and dividing figures.
The calculator uses standard proration methods accepted by landlords and property management companies worldwide, including those governed by RERA (Real Estate Regulatory Agency) in Dubai and the UAE.

How the Prorated Rent Calculator Works
The math behind prorated rent is straightforward, but the method you choose can slightly change the final number. Our calculator supports the two most common approaches used by landlords and property managers.
Method 1: Monthly Proration (Most Common)
This method divides the monthly rent by the actual number of days in the move-in month, then multiplies by the number of days occupied.
Formula:Prorated Rent = (Monthly Rent ÷ Total Days in Month) × Number of Days Occupied
For example, if your monthly rent is AED 6,000 and you move in on March 16, you occupy 16 days out of 31. Your prorated rent is AED 6,000 ÷ 31 × 16 = AED 3,096.77.
Method 2: Annual Proration (Banker’s Method)
This method divides the annual rent by 365 days (or 366 in a leap year) to get a daily rate, then multiplies by the occupied days.
Formula:Daily Rate = (Monthly Rent × 12) ÷ 365Prorated Rent = Daily Rate × Number of Days Occupied
Using the same figures: Daily rate = (AED 6,000 × 12) ÷ 365 = AED 197.26. For 16 days: AED 197.26 × 16 = AED 3,156.16.
Which Method Should You Use?
Check your lease agreement — it usually specifies the proration method. If it doesn’t, the monthly method is the standard default in most UAE tenancy contracts. Our calculator lets you switch between both methods so you can compare and negotiate confidently.
Important: The prorated amount applies to base rent only. Additional charges like maintenance fees, parking, chiller costs, or VAT may be prorated separately depending on your contract.
Prorated Rent Calculation Examples
Example 1: Mid-Month Move-In to a Dubai Marina Apartment
Scenario: Sarah signs a lease for a 1-bedroom apartment in Dubai Marina at AED 8,500/month. Her move-in date is April 10, 2025. The billing cycle runs from the 1st to the 30th.
- Total days in April: 30
- Days occupied (April 10–30): 21 days
- Daily rate: AED 8,500 ÷ 30 = AED 283.33
- Prorated rent: AED 283.33 × 21 = AED 5,950.00
Sarah pays AED 5,950 for her first partial month and then the full AED 8,500 from May onward.
Example 2: Late-Month Move-In to an Abu Dhabi Studio
Scenario: Omar rents a studio on Yas Island for AED 4,200/month. He picks up the keys on January 25, 2025. The billing cycle starts on the 1st.
- Total days in January: 31
- Days occupied (Jan 25–31): 7 days
- Daily rate: AED 4,200 ÷ 31 = AED 135.48
- Prorated rent: AED 135.48 × 7 = AED 948.39
Omar pays under AED 950 for his first week, making it much easier to manage alongside his savings plan and security deposit.
Example 3: Move-Out Before Month End (Lease Termination)
Scenario: Priya is leaving her DIFC apartment (rent: AED 12,000/month) and her last day is February 15, 2025. She needs to know how much rent she owes for that final partial month.
- Total days in February 2025: 28
- Days occupied (Feb 1–15): 15 days
- Daily rate: AED 12,000 ÷ 28 = AED 428.57
- Prorated rent: AED 428.57 × 15 = AED 6,428.57
Priya pays AED 6,428.57 for her final month instead of the full AED 12,000, saving her over AED 5,500.
Important Things to Know About Prorated Rent
UAE Tenancy Rules
Under RERA regulations, all residential leases in Dubai must be registered through Ejari. Your Ejari contract start date is the official reference point for proration calculations. If there’s a discrepancy between your move-in date and the Ejari start date, clarify this with your landlord before paying.
In Abu Dhabi, the Tawtheeq system serves the same function. Always ensure your tenancy contract dates match the actual occupancy period to avoid paying rent for days you don’t occupy the property.
Common Mistakes to Avoid
- Counting days incorrectly – Remember to include both the move-in day and the last day of the month (or move-out day) in your count.
- Ignoring the lease terms – Some contracts require full-month payment regardless of move-in date. Read before you calculate.
- Forgetting additional charges – DEWA deposits, chiller fees, and municipality fees are usually separate from prorated rent.
- Using the wrong month length – February has 28 or 29 days. Using 30 as a default will give you the wrong figure.
Expert Tips
Negotiate your move-in date to fall on the 1st of the month whenever possible — it simplifies billing and eliminates proration disputes. If mid-month is unavoidable, get the prorated amount in writing before signing the lease. Frequently Asked Questions About Prorated Rent
What does “prorated rent” mean?
Prorated rent is a partial rent payment based on the number of days you actually occupy a rental property during an incomplete billing period. It ensures tenants only pay for the days they live in the unit.
How do I calculate prorated rent manually?
Divide your monthly rent by the number of days in the month, then multiply by the days you’ll occupy the unit. For example, AED 5,000 rent in a 30-day month with 10 days of occupancy = AED 5,000 ÷ 30 × 10 = AED 1,666.67.
Is prorated rent required by UAE law?
UAE tenancy law does not explicitly mandate proration, but most standard contracts registered through Ejari or Tawtheeq reflect the actual start and end dates. Proration is a widely accepted practice, and tenants have the right to negotiate it during lease discussions.
Does prorated rent apply to the last month too?
Yes. If you vacate before the billing period ends, you should only pay for the days you occupied the property. Use this calculator to determine your final month’s payment and share the breakdown with your landlord.
Which proration method is more accurate?
Both methods are valid. The monthly method (dividing by days in the month) is more common in residential leases. The annual method (dividing by 365) is sometimes used in commercial leases and results in a slightly different daily rate.
Can my landlord refuse to prorate rent?
Landlords can set their own terms within the lease agreement. If your contract states that rent must be paid in full for any partial month, that clause will apply. Always review your tenancy contract carefully before assuming proration applies.
Does this calculator work for currencies other than AED?
Absolutely. The formula is currency-agnostic — enter any monthly rent amount in your local currency and the calculation works the same way. The tool is designed for worldwide use.
Should I prorate utility bills and service charges separately?
Typically, yes. Rent and utilities are separate line items. DEWA charges, chiller costs, and internet fees are usually billed based on actual usage or their own billing cycles, not your rent proration.
